Information Sheets
Our in-house marketing department custom designs full color multiple photograph information sheets for your home. These information sheets include things such as a property survey, disclosure sheets and our exclusive E-Neighborhood report. The E-Neighborhood report allows buyers to view the demographics of your neighborhood if they are unfamiliar with it. Details such as crime rates, income levels and school performance can all be obtained with a brief review of this report.

Yard Signs
Our renowned yard sign will be placed in your yard to alert all passers by that your home is being marketed by Western Pennsylvania’s Premier Real Estate Company. Included on our yard sign is our web address, this allows prospective buyers that have driven past your home to view the details and photographs of your home once they get back to a computer.

Office Preview
Also known as an office tour, we will bring our agents through your home to familiarize them with its amenities. This allows all ERA Meridian agents taking inbound inquiries on your home to answer questions from potential buyers. It should be noted that in other offices, only the listing agent is permitted to take inbound inquiries on a property. If the agent is out of the office, that potential buyer is left with no information.

Multiple Listing Service (MLS)
A large database utilized by real estate professionals to view other brokers properties. As a proud member of the West Penn MLS, your home will have access to well over 6000 real estate professionals in Western Pennsylvania.

Direct Mail Marketing
Our in-house marketing and production department will produce full color direct mail pieces for your property. Our marketing efforts will be directed in the following manner to gain maximum exposure for your property.

Print Advertising
Various forms of print advertising are used to target potential home buyers. Home books, business publications such as the Pittsburgh Business Times and other general daily newspapers are utilized on a rotational basis.

Broker to Broker Networking
Many real estate companies are so caught up with trying to keep the sale in-house and get paid the full commission that they neglect a very large source of qualified buyers…other real estate companies. Nationally, 2/3 of all homes sold are sold by an office other than the listing office. At ERA Meridian, we will market to the other brokers by using the MLS system and faxing/mailing flyers to the offices for use at their sales meetings. Sure we would like to be paid the entire commission for selling your property; however, in holding your best interests in mind, ERA Meridian uses all channels to reach the largest numbers of qualified buyers. We never place earning a commission ahead of your interests.

Open Houses
This form of exposure is utilized only at the request of you, the seller. The chance of actually selling your home to a buyer that walks into an open house is relatively small. In addition, we have no idea who the people are that will be entering your home, we have no idea if they are qualified to purchase your home or if they are even in the market to buy a home.

Agent Open Houses
This form of open house is held strictly for the real estate community to tour your home and is an excellent way for the other real estate agents to preview your home. It enables them to communicate your homes amenities to any existing or potential buyers.

Internet
Studies have shown that each year more and more buyers are turning to the Internet up to 8 months before ever contacting a real estate professional to assist them in purchasing a new home. As of 2009, that number was in excess of 85% of all buyers look to the internet before buying a new home. With that in mind, ERA Meridian has invested heavily in our easy to use website as well as to make sure your home is easily found on the internet.
